Most people call us for an inspection because someone else told them to. A buyer’s agent wants the roof signed off, an insurer wants a report, or a lender will not close without one. The rest call because something changed and they want to know how bad it is before they find out the hard way.
Either way the job is the same. We get on the roof, look at it properly, and tell you what we found in plain terms. If the roof is fine, we will say so in writing. Roof certification and inspections are offered at a reasonable fee, and if you go ahead with the work we quote, that matters less than the fact you knew what you were buying.

An inspection is the work that produces it. If you just want to know where your roof stands, the inspection is enough. If a sale is involved, ask for the certification so the paperwork matches what the escrow needs.

We would rather write down that a roof has years left than talk you into work you do not need, and a clean report is useful in its own right when you are selling or closing. If something does need attention we will separate what is urgent from what can reasonably wait.
