A reroof is a bigger decision than a repair. These are the things that tell us a roof has reached the end rather than just needing attention.
One repair is normal. Three or four in as many years usually means the underlayment is failing across the whole roof, and you are paying for the same problem repeatedly.
On a tile roof the tile can outlast the underlayment beneath it by decades. When that layer goes, the tile is still fine but the roof is not. Tile is lifted, the underlayment replaced, and the tile reset.
Curling, cracking and granule loss across whole slopes rather than one patch. At that point new shingles in one area will not stop the rest from going.
Two layers of shingle add weight and trap heat, and they hide what the decking underneath is doing. Stripping back to the deck is the only way to know what you actually have.
If water has been getting in long enough to reach the deck, patching the surface does not fix it. The damaged sheathing has to come out.
A roof at the end of its life will come up in inspection. Reroofing before listing removes the negotiation, and we provide the certification paperwork.

Not necessarily. On a tile roof the tile itself often has plenty of life left, and it is the underlayment beneath that has failed. In that case we lift the tile, replace the underlayment and reset the same tile. On shingle roofs the material is replaced.
We will tell you honestly. If a repair will hold we recommend the repair. A reroof is the right call when repairs are recurring, the underlayment has aged out, or failure is across the whole roof rather than in one place.

Yes. Once the old material is off we inspect the decking and replace any sheathing that is soft or water damaged. That is one of the main reasons a tear off is worth doing rather than roofing over the top.
