A covered patio, a balcony deck or a walkway is a roof, even though nobody thinks of it that way. It has a waterproof coating over a deck, and that coating is what keeps water out of the structure below and out of the room behind it.
In Las Vegas those surfaces take the worst of it. They are flat, they sit in full sun all day, and they get walked on. The coating chalks, cracks at the edges and lets go around the drains and the wall junction long before the rest of the roof shows its age.

A patio coating gives plenty of warning before it fails. These are the things worth walking out and looking for.
A web of fine cracks across the surface means the coating has gone brittle and lost its flex. Once it cracks it is no longer waterproof, and water gets under it rather than running off.
Rub the surface and get a powdery residue on your hand. That is the coating breaking down under UV. It is the earliest sign, and the cheapest point to act.
Blisters and lifted patches mean moisture is already trapped between the coating and the deck. Recoating over the top of that will not hold, the loose material has to come off first.
If the patio covers a room or a garage, water getting through the deck shows up as stains underneath. By then the deck itself is usually taking damage.
Water still sitting hours after a monsoon means the slope or the drains are not moving it. Standing water finds every crack and works its way in.
Where the deck meets the house wall is the hardest detail to get right and the first place a coating separates. Water entering there runs straight into the structure.

Loose, blistered and failed material is removed and the surface cleaned. A coating is only as good as what it is bonded to.
