A covered patio, a balcony deck or a walkway is a roof, even though nobody thinks of it that way. It has a waterproof coating over a deck, and that coating is what keeps water out of the structure below and out of the room behind it.
In Las Vegas those surfaces take the worst of it. They are flat, they sit in full sun all day, and they get walked on. The coating chalks, cracks at the edges and lets go around the drains and the wall junction long before the rest of the roof shows its age.
Roof It Right has been recovering and recoating patios and balconies across the valley since 1997. It is one of the services the owner does most, and catching it early is far cheaper than repairing the deck underneath.
A patio coating gives plenty of warning before it fails. These are the things worth walking out and looking for.
A web of fine cracks across the surface means the coating has gone brittle and lost its flex. Once it cracks it is no longer waterproof, and water gets under it rather than running off.
Rub the surface and get a powdery residue on your hand. That is the coating breaking down under UV. It is the earliest sign, and the cheapest point to act.
Blisters and lifted patches mean moisture is already trapped between the coating and the deck. Recoating over the top of that will not hold, the loose material has to come off first.
If the patio covers a room or a garage, water getting through the deck shows up as stains underneath. By then the deck itself is usually taking damage.
Water still sitting hours after a monsoon means the slope or the drains are not moving it. Standing water finds every crack and works its way in.
Where the deck meets the house wall is the hardest detail to get right and the first place a coating separates. Water entering there runs straight into the structure.
We check whether the deck underneath is sound. If water has already gone through, that gets addressed before any coating goes on.
Loose, blistered and failed material is removed and the surface cleaned. A coating is only as good as what it is bonded to.
Wall junctions, drains, edges and any cracks are treated first. These are where recoats fail if they are rushed.
The new coating goes on across the whole surface so you get one continuous waterproof layer, not a patch.

We treat it like a roof, because it is one. A patio deck is a waterproofing job, not a paint job. Prep and detail work matter more than the coating itself.
The owner does this work. Patio and balcony recoats are among the services James Guindon performs most often himself.
No job is too small. A single balcony is worth a call. These are exactly the small jobs a lot of roofers will not turn out for.
We check the deck first. If water has already gone through, coating over the top hides the problem instead of fixing it. We tell you what we find.

A recoat goes over a surface that is still sound, renewing the waterproof layer. A recover is needed when the existing surface has failed and has to be stripped back and rebuilt before a new coating goes on. We will tell you which one your deck needs after looking at it.
Yes, if the patio has a solid roof or deck over it. If it is an open pergola or lattice with no waterproof surface, there is nothing to coat. Send us a photo or give us a call and we can tell you quickly.
Cracking, chalking, blistering, water stains on the ceiling below, or water still sitting on the surface after rain. Any of those means the coating is at or near the end of its life.
Not if it is done properly. Loose and blistered material is removed and the surface cleaned so the new coating bonds to something solid. Coating straight over failed material is the main reason recoats do not last.
Yes. Balconies, walkways and landings are the same job as a patio deck, and they are often more urgent because the surface underneath is living space.
