We are straight about scope. There are commercial systems we do not install, and we will say so rather than take the work and learn on your building. If your roof needs something outside what we do, we will tell you that on the first visit.
Flat roofs fail differently to pitched ones. The water does not run off, it sits and waits for a weak point.
Water standing days after it rained means the slope or the drains are not doing their job. Ponding is where flat roofs age fastest and where most failures eventually start.
Gravel, debris and windblown rubbish collect at the drains and scuppers. A roof designed to clear water in an hour can hold it for a week once the outlets are choked.
Thirty years of desert sun and daily thermal movement work on every joint in the surface. Seams are where a flat roof is joined and therefore where it comes apart.

Repair before replacement. A flat roof that is sound underneath often needs a coating or a targeted repair, not a tear off. We will price the options side by side rather than only quoting the biggest one.
We work around your operating hours. Churches, schools, offices and retail all have times when a crew on the roof is a problem. That gets sorted before the quote.
Flat and low slope roofs. Repairs, replacement, coatings, maintenance and inspections, plus metal roof repair. We do not install or replace TPO, EPDM or metal roofing systems. If your building needs one of those, we will tell you on the first visit rather than after you have signed something.
It depends on what is underneath. A coating resurfaces a roof whose structure and substrate are still sound, and it can add years for a fraction of a replacement. It is not a fix for a roof that is saturated, has failing decking, or is holding water it cannot drain. Putting a coating over a roof that needed replacing just hides the problem for a season. We will tell you which one you are looking at.
Water travels. On a flat roof it can enter at a seam or a curb and run along the deck or the insulation for a considerable distance before it finds a path through the ceiling. Patching directly above the stain is the most common reason a commercial leak comes back. Finding the actual entry point is most of the work.
Yes, and it is the cheapest roofing you will ever buy. Most commercial roof failures start as something small that nobody was looking for, a blocked drain or a lifted seam. Scheduled maintenance catches those while they are still a repair rather than a claim.
